Ready to make the move and get into your dream home? Congrats on making that important decision! Prepare yourself for the process by knowing some of the real estate lingo we pros use! Below are some of the most common terms you may hear in the real estate process:

Buyers agent: A real estate professional whose purpose is to work in the best interest of the buyer.

Sellers Agent: A real estate professional whose purpose is to work in the best interest of the seller.

Short sale: When the proceeds from a sale of property are less than the amount of money on the mortgage.

Foreclosure: This is when the mortgage holder no longer has any rights to the property and ownership has converted back to the bank.

Contingency: This is a provision in a contract that states that certain conditions must be met for the sale of the home to be completed.

Ratified: When all parties in a real estate transaction are in agreement to the terms of the contract. Also known as “meeting of the minds.”

Escrow Account: This is an account held my a neutral third party in a transaction where something of value, such as a down payment, will be held until closing.

EMD: This is a good faith down payment which demonstrates to the sellers that the buyer is series in their decision to purchase their property.

Home inspection: This is a thorough and detailed examination of the condition of a home in an effort to discover any defects or flaws that must be addressed.

Settlement expenses: Fees that are in addition to the cost of a home, which can include the cost of title transfer, attorney fees, surveys, etc.

Cancer sucks. That’s why the Dominion High School Ice Hockey team is joining forces with the Velocity 5 Restaurant, located in the Great Falls Plaza in Sterling, to Stick-It to Sarcoma! A fundraiser will be held February 7th from 5PM-10PM at the restaurant and 10% of all proceeds will be donated to Sharon Heiden, wife of coach Brad Priver, who is in recovery from the disease.

In addition to food and fun, musical talent will be provided by our one and only, Andrew Tufano! Andrew plays on the hockey team with coach’s son, Austin, and is excited to donate his time to help raise funds to offset the cost of mounting medical bills the Heiden/Priver family is facing.

Remove your Smoke Detectors, Unbuckle Your Seat Belt

Sounds crazy, right? You would never tell anyone to remove their smoke detectors or unbuckle their seat belt, would you? And neither would I. We take so many precautions to keep ourselves and our loved ones safe and yet many are missing the mark on one very important thing – Radon Testing.

Did you know that Radon is estimated to be the second leading cause of lung cancer? Did you know that Radon can be found in homes with basements,crawl spaces, and even homes on a slab? Radon can be found in every type of home, any age of home, and in any part of the country. It is a silent killer that goes undetected because a simple test was neglected.

Radon sounds scary. But, it doesn’t have to be. Once you know you have it, you can take the steps to help correct it. With knowledge is power and with a simple little test, you can have peace of mind.

For roughly the cost of a pair of UGG Boots or a good power drill, a Radon test can be performed. It is a very simple test and will not interrupt your busy day in the slightest. A Radon technician will place a small box in your basement (or other specified area) and it will remain there for several days. The Radon technician will come back to retrieve the box and will supply you with a print out of the readings.

The EPA suggests any findings measuring over 4pCI/L be corrected with a radon reduction system, other wise known as mitigation.

Installing a mitigation system is simple and can most likely be completed in just one day. Radon mitigation systems can range in costs, but here in Henrico County is will cost you roughly $1200-$1500 to install. This system typically includes a vent pipe and fan which pulls the radon out from under the house to the outside of the home.

While there is no such thing as a safe level, lowering that level will reduce your risk. If you smoke and have radon, your chances of lung cancer are especially high.

I encourage each and everyone of you to have your home tested if you have not done so. What will it hurt? If you find out you have high radon levels you can install a system for about the price of a flat screen TV and know your home is safe. If you don’t have high levels, you can have that peace of mind. But, if you do not test, you could be putting yourself and your loved ones in danger.

I had my home tested (I reside in Henrico County, VA) and the result came back at 13pCI/L. HIGH. A neighbor had their home tested and their level came back at 17pCI/L. We both had our homes equipped with a mitigation system. Although we both tested positive for higher Radon levels, not all neighbors will as it varies from home to home.

Isn’t Christmas an exciting time of year? Can’t you just hear the carolers singing, Santa belting out a hearty laugh, and the cash registers cha-chinging? We sure can! But, this time of year also reminds us that there are those less fortunate just waiting for someone to take notice. Waiting for someone to show what the Christmas spirit is REALLY about.

With that in mind, Ask Gina & Company is collecting donations of canned food and new toys to be donated to LINK, an association of 13 churches in Sterling and Herndon which cooperate to help local individuals and families in need. Specifically, LINK is in very short supply of items such as cereal, canned fruit, canned tuna/chicken, ketchup, mustard, mayo, boxed meals, jelly, pasta and sauce, and baking products. In addition, over 4,000 new toys are in demand for this holiday season.

Yesterday was wonderful for so many of us. We were able to spend time with family we love, friends we adore, and food that seemed to go on for miles. Thanksgiving is a needed reminder to count our blessings and remember those who have not had the same good fortune.

Last weekend several Loudoun County families were affected by a fire that took place at The Reserve Town Center apartments in Sterling. It is hard to imagine having to start over again, but these families are having to do just that. Basic necessities we take for granted each day are now in demand to help those victims move on and start rebuilding their lives. Thankful For Free Time

As Thanksgiving approaches, I have been counting my blessings each and every day. I am thankful for so many things including my amazing family, supportive friends, and a career that I love getting out of bed for! I have been blessed in most aspects of my life, that is with the exception of some coveted free time. As a seasoned mom to two teenage boys and a new-again mom to my youngest clocking in at just 9 months, I don’t often get a chance to, well, SLEEP! Yes, if I could save 3+ extra hours in a week I would use it to catch up on some much needed shut-eye!

For some time now, my team has been using Docusign and I must say it does save a lot of time. With the simple push of a button we are able to obtain signatures at rapid speed and seal up real estate deals in the blink of an eye. I greatly appreciate that Docusign allows me to free up some extra time to spend with my family...now, if only Baby D would get the hint and let me actually use that time to refresh my body and mind!

• Wrap, seal, and drain – Use heating tape to wrap any exposed exterior pipes, caulk around windows, and be sure to turn off interior valves for exterior faucets and drain any water left in the pipes.

• Sweep it up – Prevent fires by having your chimney swept and don’t forget to clean out those gutters.

• Safety check – This is the perfect time to make sure all of your smoke and carbon monoxide detectors are in good working order and have fresh back-up batteries!

• Go backwards - Make those ceiling fans work for you this winter by reversing the direction! This will force warm air downward and recirculate, making your home temps more comfortable!

• Maintenance check – Consider having your furnace serviced annually and don’t forget to keep some extra filters on hand to keep everything flowing properly!

Although mortgage rates are at an all time low and inventory is plentiful, some potential buyers find themselves faced with a situation in which purchasing a home is not practical for the time being. For example, Northern Virginia is well known for being home to many government employees who are on short-term contracts for employment or will be sent overseas for an extended period of time. Typically, if you can not foresee living in your home for more than 5 years, renting or leasing may be the best option for your housing needs.

You may be asking yourself, “well, what it the difference between renting and a lease?” Below is a description on both:

Rent: This is a short term, temporary agreement between you and a landlord. Terms are pre-determined but may be flexible. Rent-to-own situations may be worked out in which the renter is given an option to purchase the home at a set price and some of the monthly payment goes towards the purchase price of the home.

Lease: This is a long term, contract between you and a landlord. Terms are pre-determined and are not flexible, giving both the lessee and lessor stability in the agreement. Rent-to-Own is similar to Lease-to-Own, however the significant difference is the former is an OPTION whereas the latter is an obligated contract.

As you can see, both options may be a wonderful way to home ownership in situations where credit may be a factor or you anticipate extension of a short-term employment contract. Which option is best for you will depend on your plans for the future and what you desire for your path to home ownership.

Putting your home on the market and opening it to the public can be a little nerve wracking, but there is no need to worry when you hire an agent who uses a Sentrilock lock box!

There are 2 different kinds of lockboxes currently being used in Loudoun County and Fairfax County. Below you will see the important differences between the two:

• Combination: The least expensive of the two, it is available in any home improvement store and not exclusive to Realtors. This lockbox is similar to a school locker or bicycle lock. It is typically opened and secured to your home with one code. This means that every time the box is opened to retrieve the key, it is also susceptible to being removed from the door. Because it is not an electronic device, the box is able to be opened 24 hours a day without the ability to turn off at night for security or during a time when the homeowner cannot be disturbed (migraine, sleeping infant, illness, etc). When this type of access is provided to agents, it cannot be tracked to determine who was in the house and when. Access is also available to anyone with the code and is not restricted to agents only.

• Sentrilock: Sentrilock is an electronic box available only through Northern Virginia Board of Realtors. Sentrilock requires agents to use a key card to gain access to the property along with their personal pin number. This key expires daily and must be updated through a card reader in order to be used. Each time the key card is used to open a box, an email is generated to the listing agent letting them know the details of entry (time, agent, property, contact information). This increases both security for the homeowner and the ability to gather feedback from showings. Access to remove the key and remove the box are NOT the same, so the lock box can only be removed by the listing agent. Another feature of this lock box is that it does not allow access at night and allows the homeowner the ability to place a 90 minute Do Not Disturb on the box if their house is not able to be shown at that time.

We always knew it, but the Loudoun County community PROVED it last weekend by raising $2,600 and over 260 pounds of food at the Keller Williams Realty charity event, Ice Out Hunger, sponsored by Champion Title! Proceeds went directly to our local food bank, Loudoun Interfaith Relief, and one of our younger neighbors, Mitchell Sylvain, who suffers from Periventricular Leukomalacia and Lennox-Gestault syndrome.

A vote for a $172.6 million bond referendum will be held November 8th and if approved will help finance and equip the new Ashburn Area High School, as well as several other Loudoun County Public Schools including: the new Moorefield Station Elementary School, the Ashburn Area Elementary School, the new Ashburn Area Middle School, and renovations to Park View High School. Yep, we can hardly believe it either, but summer is dwindling down and the 2011-2012 school year is about to begin! This year, students will find themselves hitting the books a little earlier with school beginning on Monday, August 29th rather than the usual after Labor Day start time.

Loudoun County Public Schools received a waiver for weather allowing the change from the required Virginia state law after Labor Day start date. No worries, students, this doesn’t mean extra time for you – your 2012 summer vacation will start 8 days earlier!

Tired of the same old thing, day in and day out? Why not shake things up a bit and become a host family for a foreign exchange student? The non-profit High School Exchange Organization, known as CIEE, is currently looking for kind and welcoming families in Loudoun County and surrounding areas to open their homes to students aged 15-18 years old. All types of families are welcome to apply including those who have children of their own, empty nesters, single parent homes, and so forth! This is a 10 month commitment for the 2011-2012 school year and is sure to broaden the horizons of the students as well as the host families!

It works like this:

*The couple must sign up/register for an interest bearing savings account with a lender supervised by a state of federal agency

*The couple informs their friends and family of the registry and they in turn make gift payments into the account (No interested parties of the transaction, such as real estate agents, may make a donation)

*The accumulated money is then used towards the 3.5% down payment needed for an FHA loan.

How Do I Find Relief at the Virginia Gas Pumps?

We all have been looking for this answer as of late. With gas prices $1 more than where they were last summer, it has many of us screaming “UNCLE!” when it comes to filling up our gas tanks! And, with summer travel just ahead of us, it is looking like there is no relief in sight. Or, maybe not!

Recently Holly Thomas wrote a column in the Washington Post with some fantastic tips to save you that hard earned cash the next time you are at the pump. Below are a few of her tips:

• Buy in Virginia. If you can, plan on filling up in Virginia, which has less taxes and lower surcharges than MD. and D.C.

• Check out Wholesale Clubs. Stores like Costco, B.J.’s, and Sam’s Club seem to have some great prices on gas. Holly reminds us that there is the membership fee to belong to the club, so you’ll have to weigh the pros and cons.

• Cash is King. As noted, some stations add on a surcharge if you are paying with a credit card so considering hitting that ATM before you fill up.

• Do some Research. Check out websites such as GasBuddy or MapQuest Gas Prices and find where the best prices are located.
